Home Design Trends to Look Forward to in 2025
January 23, 2025
As we step into 2025, the world of home design is embracing a new wave of innovation, personalization and sustainability. At Norfolk Homes, we always strive to stay ahead of the curve, ensuring our new homes in Ann Arbor reflect the latest trends while remaining timeless and functional for years to come. To give you an insider’s perspective on what’s in store for home design this year, we spoke with our incredible Design Studio Manager, Laura Baker, about her predictions and insights.
Wellness-driven spaces
One of the standout trends for 2025 is the focus on spaces that prioritize mental and physical well-being. According to Laura, “As we move into 2025, I anticipate several design trends emerging that reflect a blend of functionality, personal expression, wellness, and sustainability. Some examples of spaces that provide mental and physical wellbeing might be an area for a home gym, or maybe adding a reading nook off the primary bedroom. Additionally, spa-like bathrooms or places to unwind will be incorporated in home designs.”
At Norfolk Homes, we’re already bringing this trend to life. We’re proud to offer features like sunrooms, spacious layouts, and serene primary suites in our new construction homes in Ann Arbor—designed to create peaceful retreats.
Warm neutrals and natural elements
Color trends in 2025 lean toward warm neutrals, accented by wood tones for a cozy yet sophisticated look. Laura shares, “Warm neutrals are still going strong in 2025, and adding wood tones in will be key.”
A great example of this trend is a home in Norfolk Homes’ Fosdick Glen community. “We have a home in our Fosdick Glen community that is almost complete, and currently available for sale. It has so many of the features that we have been talking about, the warm whites and neutral tones in the kitchen, lots of large windows throughout the home, an added sunroom, beautiful wood floors, an amazing primary suite—I’m sure it won’t last long!”
Personalized layouts
In 2025, customization continues to be a priority for homeowners, as people seek to design spaces that reflect their unique lifestyles. Laura emphasizes, “Personalizing layouts to reflect what is important to the individual or family will be extremely important. People want to have a home that is exactly what they are dreaming of, and not settling. Here at Norfolk Homes, we will work with our homeowners to design a home that goes beyond just meeting their needs—but building their dream home.”
From expanding pantries into prep kitchens to creating kitchen alcoves for standout appliances, Norfolk Homes works closely with clients to bring their vision to life.
Smart home features
Technology continues to shape home design, and Norfolk Homes incorporates smart features to enhance functionality. Laura shares, “We offer our technology package that includes some important features that people are looking for, such as a smart thermostat, smart switches, a recessed TV prep and wireless access point preps. This is another area where Norfolk offers our homeowners the opportunity to work with our technology partner, and design a home that truly works for them. Our clients have the opportunity to pre-wire things like security cameras and speakers during the construction process, which is so much easier than trying to add later.”
